What are the steps to take when leasing from us?
1. Find the property or properties you are interested in by searching our website. Then drive by the residence(s) to see if it is in a location that works for you. Please do NOT disturb the current tenant.
2. Contact us to schedule a showing. Most of our units are shown while still occupied so we must give 24 hours notice to the current tenant in order to show the unit. So be sure to call us in advance to schedule the showing.
3. Print an application from this site, complete the "Application to Rent" form and return it to us. We do NOT charge an application fee. Do not turn in an application until you are certain you want to rent one of our units.
4. We will contact you after the application has been reviewed as to whether you have been approved or declined (this usually takes 2 to 7 business days).
5. After you have been contacted that you're approved, you will need to sign a "Deposit to Hold" form and send us the deposit money within 48 hours. Once we receive your signed form and your deposit money, the residence is held for you until you move in.
6. When you arrive in town, you will need to sign your lease, you will receive your keys, and you are ready to move in!
When is the best time to look for a rental?
May to June... the early bird catches the worm, right? If you want to guarantee a good rental for next school year, we suggest finding it before you leave for the summer. Eugene college rentals are in high demand and you may have a difficult time finding one in August.
I live out of state... Can I rent from you sight unseen?
Yes. We have pictures on the site to help you see what you are getting before you sign. Please feel free to call us to discuss any questions you have. Don't worry, people rent sight unseen more often than you think.
Fees:
We do not currently charge an application fee.
We do not charge any separate carpet or blind cleaning fees. Both of these charges will be deducted from the security deposit at the end of your tenancy. You are not allowed to clean your own carpet as the shampoo ruins the carpet. We only use a truck mounted steam clean system and carpets are cleaned before each tenancy. Blinds are electrostatically cleaned.

I have turned in my application, but my roommate is out of town and can't turn it in right now. With only my application turned in, does this keep us first in line to rent this unit?
No. All applications must be turned in together. If they can't be turned in at the same time, they will be processed when the last one is received.
What if I have little or no rental history?
Please have your parent, guardian, or relative sign our "Co-Signer" form. That form can be downloaded HERE
I am going to have roommates... Who has to pay the deposit?
That is up to you (the renters). One person can pay the whole thing, or you can split it up between yourselves.
I own a property in Eugene... How do I get my property listed on this site?
Unfortunately we do NOT advertise outside party properties on our site. We own all the properties listed on our site. This makes it very easy for the tenant to get in contact with us if they need a repair.
